Villa Links are land dealers and are not investment advisers or brokers
and do not claim to have specialist knowledge or expertise as to the likelihood
of land being reclassified or as to the future value of land. We do not
offer advice or speculate as to predicted land rises. Villa Links do not
guarantee that any land sold by them is at a price which represents its
market value and it is up to the client to satisfy themselves independently
of the value of the land purchased from us and its planning potential
whilst it is reasonable to predict that some Green Belt land will be reclassified
at some point in the future there is no guarantee given by Villa Links
in this regard.
Planning Permission
Some land sold by Villa Links is without planning permission and is solely agricultural or Green Belt. The plots are sold without prior planning permission: clients may apply for planning permission themselves. Villa Links give no guarantee that planning permission will be granted. Villa Links only acquire land adjacent to other buildings that have a future potential for planning permission. Villa Links will prepare a schematic drawing for each site showing plots for sale and proposed access roads etc. Villa Links will make an application for outline planning permission at its own expense in respect of the site once the sale of the final lot has been completed no earlier than 1 year from the date of completion of the sale of the final plot and no more than 9 years from such date.
Freehold Land
Any land that is sold by Villa Links is freehold and the
client will be the legal owner (exempting in some cases mineral
rights etc) of the plot (including being granted necessary
rights of access) once the necessary legal documents have
been completed and payment has been received from the client
Villa Links have no further claims on the plot whatsoever.
Villa Links Ownership Retention
Villa Links reserves the rights to own up to 60% including
access roads etc of any sites that it acquires.
Outlined Boundaries
Each individual plot will be pegged and outlined subject to
planning regulations.
Title Transfer
All costs for transfer of title are the responsibility of
Villa Links. An application for registration in the Clients
name will be made within 28 days after completion of the plot
sale.
Reservation Fee
All plots must be reserved with £1250 reservation fee
and the balance of the purchase price is payable within 28
days. The reservation fee is non-refundable and is deducted
from the purchase price of the plot upon completion.
